Renters breaking lease, filing bankruptcy. What can I do?

We have renters in our home in Georgia. They have been there three months of their one year lease. They called three weeks ago to say they were breaking the lease. I told them they were accountable for the rent until I find a new renter. At that time, I would void the lease. They said they would do that. They just texted me (yes, quality people here) that since I would not break the lease they are moving out. They say they are filing for bankruptcy and have an attorney. The husband claimed to have lost his job, yet was unable to show the house last week because he was at work. I do not believe they have an attorney or that they are filing bankruptcy. What can I do?
So, basically, I’m screwed. I love how the landlord gets hosed. I hope karma bites them in the butt. Hard.

Encourage them to leave the property right away. If they go bankrupt while in possession of the property in will make your life a whole lot more difficult and expensive. If they move now they are doing you a big favor.

After they leave then file suit against them. If they do go bankrupt your suit will be dismissed and you will get in line with all the other creditors to get your money…..which is very unlikely.

What I find it interesting is that it will cost a tenant around $2500+ to hire a lawyer and to declare BK. They can find the money for that but can’t pay you the rent. However, since he lost his job there is more than just rent involved.
